UK house prices by area — how to read the official figures

House-price headlines usually quote national or regional averages. For a move, you need something closer to the local authority or district you are actually considering.

Local Area Check shows UK House Price Index averages for the admin district linked to a postcode, including annual change and, where available, averages by property type (terraced, semi, detached, flat).

That is still not a valuation of one street or one house. Asking prices on Rightmove or Zoopla, recent sold prices on Land Registry, and surveyor reports matter more for a specific purchase. The HPI figure is best used to compare areas and spot direction of travel.

If prices in one district are rising fast while a neighbour is flat, ask why: new stations, school catchments, regeneration, or simply a thin sample of sales. Pair the number with crime, flood risk and amenities before you treat “cheap” as “good value”.
