Methodology

Sources, update schedules and limitations.

A credible report shows where every signal came from—and where the evidence stops.

Price Paid Data attribution

This service uses HM Land Registry Price Paid Data under the Open Government Licence. Price Paid Data contains address information derived from third-party address products; it is displayed here only for residential property-price information.

How automated reports work

The report queries each source independently. A temporary source failure does not become a zero or a favourable result—it is shown as unavailable. User-entered asking price, property type, bedroom count and EPC rating are labelled separately from official records.

Professional checks still matter

Always use the relevant official checker and qualified professionals before making a purchase, tenancy or financial decision. Local Area Check is an initial research tool, not due diligence.
